Guy de la Porte of Airport Property has concluded a significant industrial lease at 29 Mobile Road, Airport Industria, securing Milkor Integrated Systems (Pty) Ltd as tenant on a 7-year triple net lease. The deal, which commenced on 1 March 2026, sees Milkor take up a fully refurbished 13,339m² warehouse and office facility, complete with a generous 10,000m² yard and parking of well over 3,000m², some under new shade canopies.
The net monthly rental has been set at R1,290,000 excluding VAT, working out to R97/m², reflecting the scale and quality of the improvements made to the building ahead of Milkor’s occupation. Reaching this figure took extensive negotiation between the landlord and tenant, with both parties working through the finer detail of the lease terms to arrive at an arrangement that suited each side over the seven-year term.
Why 29 Mobile Road Was the Right Fit
29 Mobile Road has undergone a comprehensive refurbishment programme to bring it up to the standard Milkor required. The building received a new roof, and the warehouse floor was levelled and repainted to handle the demands of Milkor’s operations. The kitchens and all ablutions were upgraded, offices were recarpeted and repainted, and the building’s exterior was replastered and repainted. A large mezzanine level was also converted into open-plan office space, adding valuable, usable square metreage to the facility without extending the building’s footprint.
The result is a modern, well-presented industrial property that ticks the boxes landlords and tenants alike look for in the current Cape Town industrial market: solid bones, updated finishes, and functional yard and parking areas that support day-to-day logistics and staff movement.
A Collaborative Deal
This transaction was concluded alongside Broll Property Group, who brought the tenant to the table. Guy de la Porte worked closely with Sean Berowsky of the Broll team throughout the process to structure a lease that suited both the landlord and Milkor. This kind of collaboration between brokerages is common in the Cape Town industrial market and often results in quicker, more efficient deals for landlords and tenants alike.
This is also not the first transaction that Guy and Sean have brokered for Milkor, having previously secured them a warehouse at 28b Montreal Drive, Airport City.
Guy sold 29 Mobile Road in July last year for R102 million to a private investor.
About Milkor Integrated Systems
Milkor Integrated Systems (Pty) Ltd is the Cape Town-based aerospace and defence subsidiary of Milkor (Pty) Ltd, a South African company with a manufacturing history stretching back more than four decades. Established in 2019, Milkor Integrated Systems was launched to bring together Milkor’s unmanned systems capabilities under one dedicated division, with a focus on providing turnkey solutions across the land, sea, air and cyber domains. The company is best known for its work on the Milkor 380, an unmanned aerial vehicle offering both surveillance and weaponised configurations, and has steadily built out its in-house design, manufacturing, testing and integration capabilities from its Airport City base.
Milkor Integrated Systems positions itself as a supplier of choice to countries seeking independent, self-reliant defence and aerospace solutions, particularly emerging markets that battle to access this kind of technology elsewhere. The business has grown quickly since its launch, expanding its communications, sensor processing and systems integration capabilities well beyond its original scope, and this latest move into 29 Mobile Road is a clear sign that the growth trajectory shows no signs of slowing. With this lease, Milkor now occupies its fifth property in the Airport City/Industria node, a strong indication of the company’s continued expansion and its commitment to the area as a long-term operational base.
Location Benefits
Labour and Transport Access: The area is well served by established labour markets and has good public transport links, making it practical for both staff commuting and day-to-day operations.
Airport CID Benefits: The property falls within the Airport City Improvement District (CID), which delivers enhanced services including safety and security, urban maintenance, marketing support, and capital improvements beyond standard municipal services. For a tenant like Milkor, operating in a precinct with this level of management and oversight adds a layer of certainty and professionalism that supports its day-to-day operations.
Taken together, the refurbished facility at 29 Mobile Road, its yard and parking capacity, and its position within a well-managed and accessible node made it a strong match for Milkor’s growing footprint in the area.
