Airport Property has sold unit 16 Prodev Park to a private investor for   R 1,475,000.  Based on the sectional title area of 147m², the property was sold for R10,034 per m², however, the rentable area was 175m² ( an office mezzanine had been added) and when calculating the price on the rentable area of 175m² it equated to R8428m²  The property was sold to a private investor on a net initial yield of  8.21% ( there was a monthly lease in place at the purchase date at the end of August 2018, R80.50 per  m2 or  R14,087.50 28 per month. The unit included  2 parking bays.

Prodev Park is a sought after light industrial mini unit park situated at the Gateway to Airport City at 8 Aviation Crescent, Airport City. It consists of 16 Units that become available to rent or for sale from time to time. Each unit has a full height roller shutter door and offices cantilevered over parking bays. Eskom Load Shedding Schedule for Airport Industria, Cape Town

Airport Industria has power supplied to it by Eskom. Due to coal shortages, Eskom is currently implementing load shedding.  The quickest way to see when  Airport Industria will be subject to load shedding power outages is to visit Eskom’s load shedding page here  by clicking on this link 

If you are an Eskom direct customer, just type in “Airport” in the search box (all Airport properties are on the same schedule) and you can see when your power will be down due to load shedding. Whilst load shedding is extremely disruptive to businesses, one has no choice but to try and work around it, unless you have a backup generator or UPS.

New Premises for RIC Publications in Airport City

Airport Property has found ideal premises for RIC Publications at 25B Concorde Crescent, Airport City, Cape Town.

RIC publication’s property was sold to an owner-occupier.  The purchaser enlisted Guy de la Porte of Airport Property to assist with relocating RIC Publications. Although RIC Publications had a lease, they decided to rather move sooner as the purchaser of their property offered to assist with relocation costs. It is important to note that South African tenants have strong rights in terms of our Roman-Dutch law system where the term “Huur Gaat Voor Koop” (Lease goes before Sale) applies.

Fortunately, Guy managed to facilitate a lease with a unit next door which was almost exactly the same as the unit which  RIC Publications was leasing and which had been sold.  This is why it is always important to enlist the help of an area specialist who knows all the owners and tenants of the properties and keeps an up to date database of properties, spaces and lease expirys. 17,400m² Warehouse let by Airport Property

Airport Property has let a 17,400m² warehouse to Distell, Imperial, DSV and Stobel Distribution at 22 Manhattan Street, Airport Industria. Distell entered into a one year lease, DSV entered into a 3-year lease. Imperial entered into a one year lease and Stobel entered into a six-month lease. The total value of these leases is over R10 Million. The leases have been concluded by  Guy de la Porte, who specialises in industrial property surrounding Cape Town International Airport.
