Leases normally escalate annually at a fixed percentage, typically 7–8%. A deposit or bank guarantee is usually required, usually two months’ rental. - Fire protection (sprinklers)

It depends on your racking and handling equipment. Older units in the area are often around 5m to the eaves, while modern or larger warehouses can offer significantly more. Check the installed capacity (in kVA), whether the supply is three-phase, and whether the building already has a generator, solar PV or battery system. Many occupiers now factor backup power into their lease negotiations. Ask us which properties have this in place or can have it installed.
Often yes, subject to the landlord’s consent and the lease terms. Racking, mezzanine floors, additional offices, roller shutter doors and security upgrades are common. Be clear on who pays and who owns the improvements, and whether you must reinstate the property when the lease ends.
Most industrial properties allow warehousing and light manufacturing, but zoning, consent uses and fire-department requirements differ by property and by the goods you handle.
