A large Industrial Property has been sold by Cape Town’s Industrial Property specialist, Guy de la Porte. This well positioned but largely derelict and prime site at 13 Parin Road, Parow Industria has been sold to the adjoining property owner for R11 Million ex Vat.
The site at just under 9000 square metres had approximately 3300 square metres of improvement on of which only 2000 square metres were in reasonable condition. The site is L shaped and has entrances from two streets and most of the site will be owner occupied by the new owner for their growing transport enterprise. The rate per square metre including buildings was around R1200 per square metre making it a wise acquisition for the new owner. A two thousand square metre portion of the property was under a short lease which has been renewed.
Like Epping, Parow Industria is a central, well located and increasingly popular industrial location for warehouse and factory users. Most of the buildings are old and although at a slower pace than Epping, these buildings are becoming targets for demolition and/ or recycling to modern facilities.
